Luxury Villas In Limassol, Cyprus
Why Limassol
Why Choose A Villa In Limassol, Cyprus
A working Mediterranean city with a resort coastline, international schools and two airports within easy reach.
Why Limassol
The best areas for villas in Limassol are Agios Tychonas and Amathus for seafront luxury, Mouttagiaka and the Germasogeia hills for sea views near the city, Panthea for established prestige, Pyrgos, Parekklisia and Moni for space and new builds, Souni for countryside value, Pissouri for village-resort living, and Erimi, Kolossi and Trachoni for families on a budget.
Indicative villa prices run from about €450,000 in the western suburbs to well over €5 million on the seafront.
Limassol (Lemesos in Greek) is the second-largest city in Cyprus, on the south coast between Paphos and Larnaca. Over the past decade it has become the island’s hub for shipping, technology and financial services. That is why its villa market attracts relocating executives, families and investors as much as holidaymakers.
Few Mediterranean locations combine a working city with a resort coastline as Limassol does. You can live in a villa with a pool and a sea view, reach the marina or a fine-dining restaurant in 15 minutes, and still have the Troodos wine villages within an hour. Because the population is resident rather than seasonal, restaurants, schools and services stay open all winter.

Common Questions
Limassol Villas - Frequently Asked Questions
What buyers and tenants typically ask before choosing an area of Limassol.
What are the best areas to buy a villa in Limassol?
How much does a villa in Limassol cost?
Detached villas in Limassol typically start from around €450,000 in western suburbs and countryside villages such as Erimi and Souni, rise to €900,000–€3.5 million in sea-view hillside areas such as Mouttagiaka and Panthea, and exceed €5 million for frontline seafront and Limassol Marina villas. Prices depend on sea views, plot size, build quality and distance to the coast.
Can foreigners buy a villa in Limassol?
Yes. EU citizens can buy property in Cyprus on the same terms as Cypriots. Non-EU buyers can also buy, but generally need approval from the Council of Ministers, which is processed through the District Administration and is usually granted for one residential property. An independent Cyprus lawyer should check title deeds, permits and encumbrances before any deposit is paid.
Does buying a villa in Limassol give Cyprus residency?
Buying a new-build residential property worth at least €300,000 plus VAT directly from a developer can qualify a non-EU buyer for Cyprus permanent residency under Regulation 6(2), provided they also meet the minimum secured annual income requirement and other conditions. Rules change periodically, so confirm current criteria with the Civil Registry and Migration Department or a licensed immigration lawyer.
Which areas of Limassol are best for families?
Families usually favour Panthea and Agios Athanasios, the Germasogeia hills, and Pyrgos and Parekklisia, because these areas offer larger homes and short school runs to Limassol’s English-language private and international schools. Erimi, Kolossi and Trachoni in the west offer more space per euro and quick access to Kourion beach.
Is Limassol or Paphos better for a villa?
Limassol suits buyers who want a cosmopolitan city, international schools and a strong business community, and it commands higher prices and rents. Paphos suits buyers who prioritise a slower pace, larger plots for the money and a retirement or holiday lifestyle. Many buyers compare both before deciding – see our Paphos villas guide.
How far is Limassol from the airport?
Limassol sits roughly between Cyprus’s two international airports. Larnaca International Airport is about 45 minutes’ drive from central Limassol and Paphos International Airport is about 45–50 minutes away via the A1 and A6 motorways. Eastern areas such as Agios Tychonas are closer to Larnaca; western areas such as Pissouri are closer to Paphos.
What are the costs of buying a villa in Cyprus?
Budget for VAT at 19% on most new builds (a reduced 5% rate can apply to a qualifying primary residence), or Land Registry transfer fees on resale properties, which are charged on a sliding scale of 3%, 5% and 8% and are currently halved when no VAT is paid. Add stamp duty of 0.15–0.2% capped at €20,000, legal fees of around 1%, and survey costs.
Can I rent out my Limassol villa to holidaymakers?
Yes, but short-term holiday lettings in Cyprus must be registered with the Deputy Ministry of Tourism, and rental income is taxable. Many Limassol villa owners instead choose long-term lets to relocating professionals, which provides steadier year-round income given the city’s strong corporate demand.
When is the best time to rent a holiday villa in Limassol?
May, June, September and October offer warm sea temperatures, fewer crowds and better villa availability. July and August are the hottest and busiest months. Winters are mild, making November to March a good choice for longer stays, with skiing on Mount Olympus in the Troodos Mountains about an hour away.
What happens after I enquire about a specific Limassol area?
A dedicated agent from our UK or Cyprus team contacts you to understand your budget, timeframe and the areas you’re considering, then shares genuinely available villas to buy or rent that match – including options not listed publicly online. From there, we arrange viewings and support you through to legal completion, currency exchange and, where relevant, ongoing rental management.

Never been the greatest fan of Real Estate Agents, however Sunshine Luxury Villas changed that. The support they provided for the purchase of our place abroad was first class. They managed the complex dynamics, between, the Bank (who owned it), Solicitors and the wider legal process. I can honestly say without them I am not sure we would have got to completion. Nicole and Scott are superb, both in the direct purchase advice and with wider support for refurbishment contact. True stars +++Posted on Google![]()

From initially contacting SLV through to agreeing on a purchase in Paphos we have felt completely confident that we are in very safe hands. Our initial enquiry was picked up very quickly and once in Paphos the service and advice we received from Nico cannot be faulted. We were very focussed on what we wanted and he was able to accommodate this without trying to close a sale that didn't fit. We have started our journey and are now working with the developer to build our home and feel incredibly safe in the knowledge that we have Nico on the ground to guide us and work through the process of purchasing the property. I'm not one for writing reviews but felt it was important for anybody reading this who is thinking of looking at Cyprus to ensure SLV is their first port of call.Posted on Google![]()

Well, we travelled to Paphos on 3rd July 2026, for a week, with the hope of finding either a villa to rent or buy, as we are moving permanently to Cyprus. We were picked up by Nico on Saturday morning, taken to 3 properties , that we had short-listed through WhatsApp chats with Vita. Nico was so friendly, knowledgeable and helpful. He made the experience so enjoyable. We viewed one of the properties a second time on the Monday and made a reservation payment on the Tuesday, using a lawyer recommended by Nico. It’s truly nice to do business with a company and an individual, such as Nico, as other companies we viewed with seemed a bit more pushy and vague when asked questions. A huge thank you to SLV and especially Nico.Posted on Google![]()

We have had the most amazing experience with SLV, each member of staff has been professional and highly informative from the very start. Not only was we shown properties, we were taken to different areas to get a feel for them, every question we asked was always answered honestly and to the finest detail, nothing was every too much for them. Scott has been amazing at advising us on the areas we are interested in, he was great at narrowing down the properties for us as knew exactly what we liked, whilst making sure we felt catered and comfortable. We felt like we had known Nico for years, exceptional at his job, great attention to detail, honest advice, professional and knowledgeable on every level, he handled everything efficiently and made everything feel straight forward and easy. Vita, Paul, Nico and Scott, outstanding customer service and making our process as smooth and stress-free as possible. We look forward to working with you going forward.Posted on Google![]()

We looked around for the best options for us to look to move over to Cyprus, initially had a video chat with Vita and her bubbly personality and knowledge of the process made us choose sunshine luxury villas. Everything was arranged via Vita and we headed over to Paphos to view villas in several surrounding areas after listening to what we needed, this included sending us multiple properties to look at prior to our visit, we were picked up by Scott who has lived in Cyprus for many years and knows much about the local area, be warned he can talk but is a great guy and very very helpful, ensure you guide him in what you are looking for and whilst you are viewing he’s feeding back to the team to find more suitable villas. After 2 and a half days of viewing multiple villas/plots we were unable to choose what we wanted, Scott had clearly been listening to what we did and didn’t want in a villa and we were then contacted by Vita who was flying into Cyprus that evening and found a villa that could be of interest to us. We met Vita at the villa and within 30 seconds knew it was the one. Vita then arranged meetings with the solicitor we had been put in touch with prior to flying out there and the developer AGG who have also been excellent. Vita helped with many other aspects of our relocation, including possible currency conversion, furniture relocation, dog transportation etc. We moved into our new home last weekend and Vita still keeps in touch asking how everything is and if we need anything. Great service from start to finish and highly recommend.Posted on Google![]()

When searching for a property overseas added assurance is sought. Knowing that SLV has an established track record and a UK base encouraged me to contact them. The initial contact via their website was quickly followed up with a bookings scheduled prepared for our visit to Cyprus. To improve the service it would have been beneficial to have a more in-depth consultation as the first day of bookings did not meet the brief. The sales agent we met (Nico - UK born but recently relocated) gave a 5* service. He was not pushy and took the time to really understand our requirement. On our second day we found a property and he took the time to drive round showing why the area met our brief. SLV do have excellent contacts with surveyors and lawyers. They need to promote the added value they can offer as this a real differentiator to their competition. We are not quite ready to commit to buy but if we do we shall be looking forward to reconnect with Nico.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust.
